Estes Park Real Estate showed major improvements in the month of April in comparison to the previous 3 months. Some of the improvement can be associated with seasonality, however, the numbers of properties sold this during the month comparing this year vs last year are improving.
With the multitude of real estate web sites across the internet all having some sort of statistical information regarding how the market is doing in Estes Park and across the nation, I want to remind you to find out how these statistics are being generated. Because Estes Park is such a small community, the numbers of properties that are generating these statistics is also small. With very few properties as “data points,” volatility and margin of error are extremely high. For example, if one month has 2 or 3 high value properties sell at the same time, the numbers will be skewed higher.
