Estes Park Real Estate Statistics for August 2009

There are positives and negatives to be found among the statistics this month. We’ll start with the positives because thats the kind of guy I am. We have more properties pending right now than we have had all year. The next couple of months should reflect this increase in pending properties with larger number of sales than we have been experiencing so far this year.

The unfortunate news to report is that the increasing number of closed Single Family homes each month has ended. This is the first time in 5 months where we sold less homes than the previous month. I don’t believe this is the start of a downward trend based on our pending sales, it was disappointing to see the number of sales so low in what is normally our biggest month for sales.

Personally, my business is doing very well. I have closed more properties this year already than I did last year. This is especially significant since the number of sales in my market is down almost 40% vs last year at this time.

218 – Active on the market (4 less than last month)
11 – Sold in August (5 less than last month and 4 less than August 2008)
22 – Currently Pending (7 more than last month)
$345,000 – Median Price of trailing 12 months of sales
$731,400 – Most expensive home sold in August
$165,000 – Least expensive home sold in August

Condominiums and Townhouses

128 – Active on the market (1 less than a month ago)
8 – Sold in August (4 momre than last month and 6 less than August 2008)
16 – Currently Pending (same as last month)
$236,000 – Median Price of trailing 12 months of sales
$552,000 – Most expensive condo sold in August
$135,500 – Least expensive condo sold in August

Vacant Land

100 – Active on the market (3 less than a month ago)
2 – Sold in August (2 more than last month and 2 less than August 2008)
0 – Currently Pending (2 less than a month ago)
$154,450 – Median Price of trailing 12 months of sales
$235,000 – Most expensive Lot sold in August
$155,000 – Least expensive Lot sold in August
