The Estes Park real estate market has stayed fairly steady for the past few months. Again number of sales trailed previous years by a significant amount in single family homes, condos, and vacant land. Both the high end luxury homes and vacant land continue to be very quiet. Median Prices are holding steady for single family homes and vacant land, but seem to be falling some for condos.
There are several bright spots in the numbers and in the office. We are seeing a lot more activity with buyers coming into town. During January, this office had as many new and fresh leads as October, November, and December of 2008 combined. The number of pending listings in each category are increasing or holding steady and inventory numbers of available properties are decreasing rapidly. With the increased activity, I would anticipate February and March to be much better than what we’ve seen over the last few months. Stay tuned next month to see if this holds true.
