Estes Park Real Estate Statistics for September 2009

September was a solid month for local Estes Park real estate statistics. We sold more single family homes in September this year than last year and Condominiums also saw a solid 33% increase in sales compared to last year.

We are still seeing excellent response rates to properties that are aggressively priced. Short sale properties with attractive list prices are selling fairly quickly. Well priced bank owned properties are also generating solid activity. I know of several examples this year with multiple offers on the same property. That is not the norm, but it does indicate there are many people sitting on the fence waiting for these deals to happen.

Heading into the late fall and winter seasons, I’m hoping for the momentum we have gained through the summer to continue to provide more sales than last year. I’m particularly hoping we get some of the higher end listings sold soon as we are starting to see some softening in prices and stagnant listings that have been on the market for quite some time. I am very confident that anyone looking in the higher price ranges will have a very good chance at getting a great deal if they bought a home in the next 6 months.

$240,000 – Median Price of trailing 12 months of sales
$500,000 – Most expensive condo sold in September
$147,500 – Least expensive condo sold in September

Vacant Land

100 – Active on the market (Same as a month ago and 8 more than this time last year)
0 – Sold in September (2 less than last month and 3 less than September 2008)
2 – Currently Pending (2 more than a month ago and 3 less than this time last year)
