While the overall market sentiment has been fairly negative, there are still quite a few bright spots in the statistics this month. This time of the year makes it hard to determine whether broad or seasonal factors are causing the market to shift one way or another. With the election soon to be over, and what seems to be the beginnings of the stock market stabilizing, perhaps we’ll be able to tell for sure what the damage will be considering the last years worth of negative real estate media and how it has effected Estes Park real estate values.

Here are the bright spots:

  • Median price dropped some vs last month, however it does continue along the general trend line of increasing values
  • There were more single family homes sold in October this year than there was in October of last year
  • Inventory continues to decrease in all categories

$520,000 – Most expensive condo sold in October
$132,000 – Least expensive condo sold in October

89 – Active on the market (3 less than a month ago)
4 – Sold in October (1 more than last month and 2 more than October 2007)
1 – Currently Pending (6 less than a month ago)
$165,000 – Median Price of trailing 12 months of sales
$300,000 – Most expensive lot sold in October
$119,000 – Least expensive lot sold in October
